Kwun Tong has undergone major transformation in past decades - from an industrial garment manufacturing area to the present grade A office buildings hub. In the redevelopment of this site, the owners aim to create a modern work space inspired by New York's industrial loft architecture. The building form design acquires a stepped section utilizing a special building code that allows further maximization of the site coverage and floor plate area. Instead of a generic wedding cake setback massing, the façade is composed as a series of layers formed in an organic manner based on the concept of a “mountain”. The layers are composed to allow each internal unit to have it’s own private terrace. The elevation deliberately makes use of well-proportioned punched window fenestration and finishes in contrasting engineering brick tiles to create the industrial loft experience.
